What is Buyer Exclusive?

In the Spring of 2022, legislation was passed to take steps towards prioritizing homeownership, allowing first-time homebuyers, families, and nonprofits to purchase single-family homes. The United States Department of Housing and Urban Development (HUD) is implementing changes to provide an exclusive listing window as part of the post-foreclosure sales period. These changes allow ServiceLink Auction to provide you with our Buyer Exclusive Auction program. We are excited to offer Owner-Occupants, HUD-approved Nonprofits, and select Governmental Entities* a period to purchase exclusive nationwide properties!

*Only buyers who will occupy the property, approved Nonprofits, or Governmental Entities, may bid on & purchase these properties. Please contact Customer Service to confirm eligibility.

Buyer Exclusive Enhancements

The below tools are now available on servicelinkauction.com to provide Owner-Occupants and approved buyers visibility on properties participating in our Buyer Exclusive Auctions.

1. "Features" Filter

The "Features" drop down menu will include Buyer Exclusive as a filter option where homebuyers may view a custom Search Results Page (SRP) with these qualified properties. The tooltip adjacent to the Buyer Exclusive filter will provide customers context of the feature.

2. Search Results Page (SRP) 

Properties that meet the Buyer Exclusive requirements will feature an opportunity badge on the SRP cards. The badge will allow homebuyers to identify these properties in a mixed population.

3. Property Details Page (PDP)

Buyer Exclusive properties will have the following indicators on the PDP:
  • A badge, similar to what is displayed on the SRP Property card, on the property photo
  • A blue banner beneath the property photo detailing the Buyer Exclusive requirements
  • A description of the Buyer Exclusive requirements contained within the Transaction Details section
4. Auction Registration Form

The Auction Registration Form has a new step which describes all acceptable Buyer Exclusive bidders and purchasers. To register for the auction, the homebuyer is required to scroll through the terms and certify that they meet this criteria.

  • What is a Buyer Exclusive Auction?

    The Seller requires that a bidder who participates and purchases a property through a Buyer Exclusive auction must be one of the following buyer types: Owner-Occupant Buyer, HUD-approved Nonprofit, or a Governmental Entity.

  • How do I know if I qualify as an owner-occupant?

    You will need to confirm that you intend to use the Property as your Principal Residence. Additionally, you will be required to verify that you have not previously purchased a HUD-owned property within the past 24 months as an owner-occupant.

  • What does "Principal Residence" mean?

    A Principal Residence means a permanent place of abode which will be occupied for a minimum of 12 months. A buyer can only have one Principal Residence.

  • I am a Nonprofit Organization looking to purchase a property. How do I know if I qualify?

    Your organization must appear on the list of HUD-approved Nonprofits under any of the HUD authorized programs. The HUD-approved Nonprofit list can be found at https://entp.hud.gov/idapp/html/f17npdata.cfm

  • My Nonprofit Organization is not on the list of HUD-approved Nonprofits. How do I get on the list?

    Interested non-profit organizations must contact HUD by sending an email to the FHA Resource Center. You can view further details here: https://www.hud.gov/program_offices/housing/sfh/np/sf_np_prog

  • I am a Governmental Entity looking to purchase a property. How do I know if I qualify?

    You will need to provide an attestation on official letterhead stating that you are a Governmental Entity. To qualify, the entity must be established by a government body or with government approval, or under a special law. Entities that have been provided IRS Section 115 status are also considered Government Entities.

  • What type of financing would be approved for a buyer exclusive property?

    If financing is considered, a non-contingent FHA loan may be approved.

  • If I am an investor or not planning to occupy the property once purchased, can I still participate in the auction?

    If you are the winning bidder to a Buyer Exclusive Auctioned property verification will be required during the review stage of your offer. If you are not an approved Nonprofit, Governmental Entity, or not planning to occupy the property, your offer will be declined. Investors, or those who do not intend to occupy the home, may purchase available properties after the Buyer Exclusive period expires.

  • When are bids reviewed?

    The highest bid submitted will be reviewed once the auction ends.
